How this guide works: ProCostaRica is an independent information service, not a law, accounting or relocation firm, and nothing here is legal, tax or financial advice. Any paid business profile will be clearly labeled “Paid profile”; payment never buys a verification badge or a place in our editorial guides. How we select providers.

What they should do

  • Run a title and lien search at the Registro Nacional.
  • Check the survey plan against the registered property.
  • Review or draft the purchase agreement and escrow terms.
  • Explain transfer taxes and fees in writing.

How to check credentials

Confirm the attorney is active with the Colegio de Abogados y Abogadas de Costa Rica, and if they will act as notary, that they are authorized as a notary.

Red flags

  • Pressure to skip due diligence
  • Unclear fees
  • Asking you to send funds to a personal account
